Sale Information
I use a
program that gives me access to Trustee Sale Information on foreclosure
properties through out California. I have tracked these sales for many
years and have helped my clients purchase some of these homes at courthouse
auctions. There are homes available in all price ranges and counties.

I attended
one auction in which a condo sold for $75,000.00 dollars. This was a two
bedroom two bath condo with roughly 900 square feet of living space in a very
nice neighborhood of Valencia California. The buyer rehabbed the property,
after he paid cash at the courthouse steps, by painting it and installing new
flooring and completing miscellaneous repairs. The total dollar amount
spent on the repairs was forty eight hundred dollars and change. The
investor then remarketed the property and sold it for One Hundred and Fifty
thousand dollars in only two weeks time. His Real Estate expenses
associated with the sale of the home, which included fees such as, Escrow, Title
Insurance, and Transfer Fees Etc, plus the Real Estate commissions came to
roughly thirteen thousand and six hundred dollars ($13,600.00). His net
profit after expenses on the home was around Sixty One thousand dollars.
He then had to pay approximately Seventeen Thousand dollars in capital gains
taxes on his net gain. Speak to your CPA or other qualified tax
professional to get complete details on your tax situation. The investor
made approximately Forty Four Thousand dollars in this transaction.

I have also attended a
sale where an investor purchased an estate home in Palos Verdes California for
just over Eight Hundred Thousand dollars. There were at least seven prospective
buyers bidding on this home and after the property was rehabbed by the buyer it
sold for over a million dollars in less than a month. Obviously the
investor will make considerably more on this type of transaction, however the
cash needed for this purchase is much higher.
