Foreclosure Trustee Sale Information

I work with a program that gives me direct access to Trustee Sale Information on foreclosure properties through out Southern California.  I havhese homes at the courthouse auctions.  There are homes available in all price ranges and counties.  Youe worked the trustee sale foreclosure market for many years and have helped my clients purchase t can be a part of an investor group that pools their money or purchase as an individual investor.

I attended one auction with an investor that paid $95,000.00 dollars in cash for a two bedroom two bath condo with 900 square feet of living space in a nice neighborhood in Valencia California.  The buyer then rehabbed the property.  He painted the interior, installed new flooring and completed some minor repairs.  The total dollar amount spent on the repairs was $4800.00.  The investor then remarketed the property and sold it for $150,000.00 within a five week period.  His Real Estate expenses which included fees such as, Escrow, Title Insurance, and Transfer Fees Etc, plus the Real Estate commissions came to roughly $13,600.00.  His net profit after expenses on the home was $36,600.00.  He then had to pay capital gains taxes on his net gain.  The investor made approximately Twenty Eight Thousand dollars on this transaction.  Speak to your CPA or other qualified tax professional to get complete details on your tax situation.

I also attended a sale where an investor group I work with purchased a home in Saugus California for $337,000.00.  This was a nice four bedroom two and one half bath home.  The home was a two story with 2000 square feet of living space and it had a 10,000 square foot lot with a very nice pool and yard.  The investors had to re-gunite the pool, install a new pool heater, rebuild a wood patio cover and clean the carpets in the home.  Their total cost for the rehab came out to $8,000.00.  They put the home on the MLS and we sold the home for $445,000.00.  The marketing time took longer than ninety days because of the FHA flip rule that was in effect at the time.  The investors made a gross profit of $64,400.00.  Then they had to pay the taxes on their gain.  Many investors form an LLC (Limited Liability Corporation) and pay their taxes on the gain at the end of the year depending on how their CPA advises them to handle it.
