HUD Homes are properties that were taken back by the bank
through either a trustee sale or judicial foreclosure. The loan on the
property was an FHA loan, which has insurance on the upper portion of the
mortgage provided by the department of housing and urban development.
After the lender recovers the property through the trustee sale
or judicial foreclosure, the lender contacts HUD to recover the insurance and
give the property to HUD. HUD then adds the property to its portfolio and
has a property management firm prepare the property for sale.
HUD appraises the property and then offers the property for sale
to the general public through the internet, however the buyer needs to pre-view
the property and submit a bid through an approved HUD Real Estate Broker.
You do not pay for an appraisal, because HUD has already established what is
called the appraised value, which is listed on the internet.
Properties are available to homeowner occupants, unless it is
posted that the bidding is open to investors as well.
